  1. This might actually make things worse as the gambling instinct will be triggered

  2. If you plan to rent for more than 2 years, an appartment will offer you better protection and stability. Just background check the building and gor for an area that is upscale.

  3. The full investigation airs on cbc tonight at 8. Been hearing more and more about this lately, I wonder if there really will be a change- standard commissions remaining the same while prices have rocketed higher and higher does seem crazy!

  4. It is unbelievable that we as society just accept to make this ok for this long when most places elsewhere do flat fee

  5. Mortgage brokers, insurance agents, financial planners, car dealerships, all of them do it on a percentage basis. Not just us.

  6. Is that your excuse? So because other professions use a % make your practice morally acceptable?

  7. That's almost $500 to suddenly find monthly. Brutal!

  8. Sorry. Another question, is it the building first occupancy date or just the unit? Thank you so much.

  9. How did you know about that rental? If online ad, try google in case past ads show up

  10. Stick to condo management and owners. Escalate things with them. Become very assertive. That is where you have rights and power. Directly with neighbors at best may not anything and at worse may escalate things dangerously

  11. I like sleeping in whenever possible. Train noise would be a big no for me

  12. 15 stories is nothing. But that building is damn ugly. Use masonry and nobody cares

  13. How can it possibly be good sense?

  14. They worry that 80 Oakville residents will have shade at 4pm from April to September. That will probably make them lose 150K out of their 2.3M home bought 600K 10 years ago

  15. If you plan on having a family one day, I suggest you look further west, Oakville or Burlington. Teally good investment wise and upscale neighborhood. You can still get smthg at that price range. Very difficult, but possible.

  16. If you are in touch with his family, why don't they take rent payments? Anyway keep rent aside. Fix issues and keep receipt. Be smart and wise. Invest rent money in a limited risk investment vehicle. Hopefully tou get enough to buy you a burger there by the time the rent is claimed

  17. Force the police to act. Just go in one day, force open the door, change the locks and start moving all the junk you can find at any curb in (in case the guy decide to damage your stuffs). Bring in a music player and put rock or techno music all loud and let him be the one calling the police.

  18. Don't worry about French or having casual conversations with colleagues or hanging out with neighbors. Just do it. Before you know it you will be speaking the everyday Quebecois French. But you have to be in that immersion. Also as soon as you get there on your free time seriously attend intense French classes for like 3 months and watch lot of reality TV in French. That will speed up your skills

  19. So how did it go? Did you wire transfer within a day as requested?

  20. They would want to call an election in 18mo 2y. So I think this minority government might help FTHB as housing is definitely going to be a huge campaign point next election

  21. The fact that they want you to pay back a share of the appreciation of the house instead of just what they lended with a specific interest rate makes it a no-no deal. Too easy money for the government. Only upside for them. Nope

  22. We did quite a bit of comparable research and found nothing that can support its $1.3M price tag. The closest comparable sold for just above $1M in January. Even if we factor in the growth since January, that's still nowhere near $1.3M.

  23. What was the listed price?

  24. Ran into this a few times. had my moving truck pull up beside theirs and start moving my stuff in before they were out. that caused friction for the former owners and the movers. they all started moving much faster and former owners were ever loading their stuff into the truck.

  25. The thing is many people including me like to get the new place professionally cleaned up with a pest control visit before coming in. So need at least 24h after previous owners is gone

  26. Which sub is for GTA then? Isn't it same market at this point?

  27. Now you have to update us on the follow up convo with your friend after the 753K was confirmed here

  28. The fees are important to fund the layer. Even if Ada reaches 10 bucks eoy, 1.70 still way cheaper than industry leaders and the "zero fee" competition will always look shady, because nothing is free and enterprise level users know that.

  29. Ada at $10 eoy... I want to see that to believe

  30. Don't beat up yourself. Ada is still far from exploding like bitcoin. Ada at $10 one day is like a myth, not sure it can even go higher one day. That would be $580 for you. Is it really worth beating up yourself? Focus on raising hardworking kids who can make more than that per day

  31. Also consider investing in some crypto ETFs such as BTCX.u and ETHX.u as they come in $10 share and you get very similar exposure to bitcoin and ethereum for example to grow your money

  32. Should we expect any price bump?

  33. Sign: Bank of Canada or Bank of the Have (the Rich)

  34. Like judge judy always says, if it is not inside the 4 corners of a signed contract, it does not exist/ did not happen

  35. You mean you will start having kids in your mid 50? Well kids are expensive $$$$$, that will suck on your fire
